A home inspection is defined as “a noninvasive, physical examination, performed for a fee in connection with a transfer, as defined in subdivision (e), of real property, of the mechanical, electrical, or plumbing systems or the structural and essential components of a residential dwelling of one to four units designed to identify material defects in those systems, structures and components. A material defect is defined as “a condition that significantly affects the value, desirability, habitability, or safety of the dwelling. Style or aesthetics shall not be considered in determining whether a system, structure, or component is defective.” These definitions are also incorporated verbatim into CREIA’s Standards of Practice, effective April 15, 1999.

A home inspection is done to see if every in the property is working, functional, up to  code and point out if repair and or if upgrade is needed. 

Seller has a Home Inspection done before the house is List for sale.  Seller can make repairs and upgrades before a offer is made by a buyer. This help the process of closing. Seller is being as truth full and open. Buyer has more information on the property if they want to buy. Note when to buyers offer is excepted the buyer still gets a home inspection but because the sell er got a home inspection and was able to provide information to the buyer  there is a better chance of a smoother close.Buyer sees that seller is being as truth full  and fair as possible. 

Think - if both seller and buyer know  more about the home, is a better chance to close
